Our Inventory Check-In Service

Clear, concise and detailed property inventory check-in reports for landlords and agents.

Our Inventory Check-In Service

We provide clear, concise, and detailed property inventory reports with supporting images throughout. The inventory report is an impartial document that details every aspect of the property, including floors, walls, ceilings, woodwork, doors, fixtures and contents, fittings, heating, lighting and windows, with extra detail on kitchens, bathrooms and external areas.

An inventory check-in includes the condition of all rooms (including outhouses and garages), HD photos of all findings with a link to HD cloud-based images, a record of meter readings, all keys left for the tenant, condition of fixtures, fittings and furnishings, condition and make of appliances, and testing and dating of smoke alarms and CO2 detectors.

Areas We Cover

Why is it important to get an Inventory Check-In?

It documents the condition of the rental property and its contents at the start and end of a tenancy, helping prevent disputes between landlord and tenant.

Do I need an inventory Check-In for my property?

It's highly recommended for any property being rented out, providing an impartial record that can prevent disputes over damage or missing items.

When should an Inventory Check-In be done?

Right before tenants move in, ideally just before their arrival, and after any professional cleaning so the inventory reflects the property's pristine condition.

Can I, as a tenant, get my own Inventory Check-In?

Yes, but you will need to cover the cost yourself; some tenants prefer this for extra peace of mind.

Do you meet tenants at the property?

Yes, we arrive before they are due, carry out the full report, then do a walkthrough together, answer questions, and hand over the keys.

Do tenants need to be present for the Inventory Check-In?

No, we can complete the inspection without them and return the keys to you afterward.

How long does an Inventory Check-In take?

On average, 45 minutes to 3 hours, depending on the size and condition of the property.

Who pays for an Inventory Check-In?

Under the Tenant Fees Act, landlords are responsible for the costs, meaning tenants should not be charged.

Should I get my property professionally cleaned before the tenants move in?

It's optional but ensures the property is in top condition, and a cleaning receipt can oblige tenants to clean to the same standard when they move out.

I'm a landlord—can I do the inventory myself?

Yes, but an impartial third party is often more reliable and better protects both landlord and tenants in case of disagreements.
