Mid-term inspections give landlords and agents a clear, independent view of how a property is being cared for during the tenancy. We check each room, note maintenance needs, test accessible alarms and capture photos. You receive a concise report with priority actions, so small problems are fixed before they become costly. Tenants can raise concerns at the visit, and we feed these back quickly.

A mid-term inspection includes room-by-room conditions (including the outside of the property), testing smoke and CO2 alarms, speaking with the tenant to log any concerns or maintenance needs, photos of each room and any specific issues, and a concise summary of findings.

What is the Mid-Term Inspection Process?

    Discuss your inspections

    Tell us how many properties you need covered, your preferred frequency, and whether you want us to clear a backlog, take over ongoing visits, or both.

    Arrange dates

    We agree a schedule and time windows that work for your tenants and our team. Priority properties are booked first.

    Notify tenants

    Typically, the agent informs tenants that a third party will attend on the agreed date.

    Carry out inspections

    Attend on the agreed date and complete the mid-term inspection, documenting the condition with photos.

  5. 05

    Report findings

    You will receive a PDF report by the next working day. If we find anything urgent, we phone or email you the same day so you can act quickly.

How much does a mid-term inspection cost?

A mid-term inspection costs from £60 + VAT per property (depending on size). For agents with a large portfolio, we are happy to discuss a bespoke package.

Do tenants need to be at home for the inspection?

No. Tenants often prefer to attend so they can raise any issues, but it isn't required. With your instruction and proper notice to the tenant, we can use management keys or a key safe.

How often should mid-term inspections be done?

You set the frequency. 6 monthly is common. Some portfolios choose 3 monthly for new tenancies or 12 monthly for settled, low-risk lets.
